Minutes of the meeting on Thurs 6th July 2017 in the Methodist Church, Wareham Rd, Lytchett Matravers at 7:00

PRESENT were: Cllrs C Wood, J Taylor, R Carswell, P Webb and M Colvey.

No members of the public were in attendance.

Public Participation. There was none.

1. To receive apologies for absence and consider if the reason for absence should be formally approved by the Council. Cllr A Huggins, Cllr A Cottman, Cllr E Wilson.

2. To receive any declarations of interest, and consider any requests for Special Dispensations under Section 33 of the Localism Act 2011. In connection with item 5 below, Cllr Colvey declared an interest as his dwelling is opposite. He withdrew for this item. In connection with item 10 below, Cllr Webb declared an interest as he is presently living next door.

3. To receive and approve minutes of the Planning Committee meeting held on 1st June 2017. It was RESOLVED that these were unanimously agreed as an accurate record, and were signed by the Committee Chairman.

4. To receive and consider reports of past subject matters.

6/2017/0079 Mr Rigby and Ms Lewis. Land to east of Marshcroft, Castle Farm Road, Lytchett Matravers, Poole, BH16 6DA. Temporary rural workers dwelling and ancillary farm workshop/office on land adjacent to Castle Farm Road, Lytchett Matravers, Poole, Dorset, BH16 6DA. PASS shows that PDC has still not yet determined this application.

6/2017/0120 Nest Homes. Land adjacent to Wessex Water Reservoir, Purbeck Road, Lytchett Matravers. Erection of 24 new dwellings with associated access, car parking and landscaping. PASS shows that PDC refused this application.

6/2017/0152 OOTA Property Ltd. 86 Wareham Road, Lytchett Matravers, BH16 6DT. Demolish existing buildings, erection of new building to include a ground floor shop and coffee shop and flat, with 2 flats above, and a detached single storey building at the rear comprising 2 flats together with associated access and parking. PASS shows that PDC refused this application and that an appeal has been lodged.

6/2017/0161 Mr A Scrimgeour. Huntick Farm, Huntick Road, Lytchett Matravers, BH16 6BB. Variation of planning conditions 2, 3 and 7 (planning permission 6/1984/0743) relating to use of land as caravan/tent camping site.PASS shows that PDC has still not yet determined this application.

6/2016/0743 Stonewater Housing Association. Land at Deans Drove, Lytchett Matravers, BH16 6EQ. Redevelopment of the site with 19 affordable houses and 4 open market houses with associated access, parking and landscaping. PASS shows that PDC has still not yet determined this application – likely to be the July Planning meeting on 26/07/17.

6/2017/0171 Miss Julia Gosling. 7 High Street, Lytchett Matravers, BH16 6BG. Demolish front porch, erect new front porch and a single storey rear extension. PASS shows that PDC has now approved this application.

6/2017/0206 Mr J Coakes. 169 Wareham Road, Lytchett Matravers, Poole, BH16 6EA. Sever land and erect 2 x detached dwellings associated garages/parking and repositioning/widening of access. Parish Council objection has been lodged. PASS shows that PDC has still not yet determined this application. Amendment was received and is referred to under “Correspondence” below.

6/2017/0169 Mr B Mullany. Higher Loop Farmhouse, Loop Farm Road, Lytchett Matravers, BH16 6BU. Conversion of garage/workshop to 1-bed dwelling. PASS shows that PDC has still not yet determined this application.

6/2017/0196 Mrs N Smith. 54 The Spinney, Lytchett Matravers, Poole, BH16 6AS. Erect single storey side extension and first floor side extension. PASS shows that PDC has now approved this application.

6/2017/0216 Mr S Helkford. 7 Dillons Gardens, Lytchett Matravers, Poole, BH16 6DW. Raising of roof to form new first floor accommodation and extension to garage. PASS shows that this application has been withdrawn.

6/2017/0244 Mr Terry Selby. 29 Old Pound Close, Lytchett Matravers, Poole, BH16 6BW. Erection of a single storey side extension and new decking to rear. PASS shows that PDC has now approved this application.

6/2017/0270 Mr & Mrs Robin and Sheila Ball. The Walled Garden, Colehill Road, Lytchett Matravers, Poole, BH16 6BS. Conversion of outbuildings to a dwellinghouse with various alterations to elevations, associated works and new access. PASS shows that PDC has now approved this application.

6/2017/0271 (Listed building) Mr & Mrs Robin and Sheila Ball. The Walled Garden, Colehill Road, Lytchett Matravers, Poole, BH16 6BS. Conversion of outbuildings to a dwellinghouse with various alterations to elevations, associated works and new access. PASS shows that PDC has now approved this application.

5. To consider application 6/2017/0313 OOTA Property Ltd. 158 Wareham Road, Lytchett Matravers, BH16 6DT. Severance of curtilage and erection of new dwelling, with associated access, parking and amenity space. NO OBJECTION.

6. To consider application 6/2017/0190 Mr A Canning. Jay Cottage Middle Road. BH16 6HJ. Remove existing timber stable / shed and replace with single storey timber summer house. NO OBJECTION.

7. To consider application 6/2017/0329 Mr & Mrs Matt Wilkinson. Foxhills Farm, Foxhills Road, Lytchett Matravers, BH16 6BD Erection of a 4-bed detached dwelling with associated parking and amenity space. NO OBJECTION.

8. To consider application 6/2017/0314 Mr Cocking. September Cottage. Deans Drove, Lytchett Matravers, BH16 6EQ. Loft conversion including dormer windows. The Parish Council wishes to register an OBJECTION, on the grounds that the proposal appears detrimental to the prevailing street scene. The Council wishes to refer the developer to the Purbeck District Council Design Principles.

9. To consider application 6/2017/0370 Mr & Mrs Fisher. 7 Foxhills Crescent, Lytchett Matravers, Poole, BH16 6BE. Erect single storey rear extension. NO OBJECTION.

10. To consider application 6/2017/0373 Mr M Nuttall & Mrs C Stockton. Bennic Farm, Dolmans Hill, Lytchett Matravers, BH16 6HP. New windows, door and rooflights to existing garage. NO OBJECTION.

11. To consider application 6/2017/0263 Mr & Mrs G Hampshire. Vuzzy Piece, Huntick Road, Lytchett Matravers, Poole, BH16 6BB. Erect single storey front extension, raise ridge height to create first floor accommodation with dormer windows and rooflights. Erect new porch and a detached double garage. NO OBJECTION.

12. CORRESPONDENCE. The notified Amendment to proposal 6/2017/0206 (169 Wareham Road), was not considered as it was not possible to identify from the submitted plans what the nature of the amendment is.
